Because of all the recent rain, please make sure you
cover up or use bug spray, particularly in long grass or
heavily wooded areas. There's an abundant number of "chiggers"
in the grass and these pests crawl under your skin and can
itch for days .... preventation is far better than
cure!
All homeowners received their Yearly
Homeowner Invoices back in March that were due by April
30th, 2007. As of July 1st, 2007 any unpaid
dues will assess late fees. Please mail your
payment TODAY if you have not done so. Cash
flow is vital to the Association to make sure we cover all our
expenses.

If you have a great photo that you'd like to share of
somewhere in our neighborhood, then please send it to
us. We will pick the best one for each issue and publish
it. Please state when and where the picture was
taken.

Dear Resident,
Welcome to the very first edition of the new
Hidden Springs Ranch Newsletter! We hope you like
the format. Our goal is to keep you updated on the
latest happenings in and around our neighborhood as well
as share any special issues or concerns that may affect
us all.
On behalf of the Hidden Springs Ranch Homeowners
Association, I would like to extend a warm welcome to
our newest neighbors and look forward to meeting you
together with our longer term residents at some of
our upcoming events.
We are a self-managed Association and your
willingness to participate in all aspects of the way we
run is the key to our success. New ideas and
suggestions for improvements are always welcomed as we
continue to strive to make Hidden Springs Ranch the
best place to live.

Pool-Pavilion Showcase

Summer is in full swing and the pool is getting
lots of use during the hot days. Thanks to our
fellow homeowners the Scarpullas, our pool is always
sparkling and clean.
The pavilion area is looking great and the picnic
tables are a welcome addition. As one
of the privileges of being a resident of Hidden Springs
Ranch, the Pavilion is available for all your
private party needs in 4-hour blocks. Please
contact the Association by emailing your request to hiddenspringshoa@hotmail.com or by
calling 858-0853 and we'll get back to you with a
confirmation of your
reservation. Homeowners must be in good
account standing (no past dues) to reserve the Pavilion
and please make sure you take all of your trash home
with you after the event. See the complete list of
Pavilion rules on this page.
To keep the pool and surrounding
area enjoyable for all the residents, keep in mind
these simple but very important tips on each
visit:
- Wind umbrellas down after use, especially
on windy days.
- Take home all of your belongings after
each visit, including pool toys.
- Pick up your trash and place in waste
receptacle.
- If you have removed the Polaris Pool
Cleaner from the pool while swimming, please place
back in the pool after use.
- Do Not prop open the gate
preventing it from relocking. This is a safety
issue.
Finally, I do hope you and your families have
a wonderful, safe and happy Summer. See you at the

Pavilion Reservation Rules

The Hidden Springs Ranch (HSR) Community
Facilities (includes Pavilion, Soccer Field, Pool, and
surrounding common areas) are private facilities and
are not open to the public. Only members
of the Hidden Springs Ranch Owners Association may use
the Community Facilities, unless advance approval is
obtained from the Manager of the HSR Pavilion
Reservation Roster.

Non-member Organizations may employ the
Community Facilities with approval of the Board of
Directors, but only if the reservation does not
conflict with a Member's reservation. Requests from
Non-member Organizations to employ the Community
Facilities must be made at least four (4) weeks prior
to first use.
If a Member requests to reserve the Community
Facilities for a time that conflicts with a
reservation of a Non-member Organization, the Member's
request takes priority. In this case,
the Non-member Organization will be given at least 10
days notice of cancellation of their
reservation.

Members may reserve the Pavilion (only)
for themselves, their family, guests, invitees,
agents, and employees for events. Hidden Springs
Ranch resident can not reserve the Pavilion for a
holiday.
The Pool and Pool area can not be reserved.

Reservations are on a first-come,
first-served basis and the areas and times may not be
shared if a prior, conflicting reservation has been
made.
Reservations must be made at least two (2)
weeks prior to the event. Reservations
may not be assigned to another party. Claimed
reservations not posted may not be honored. Reservations
are available in four (4) hour blocks.

A reservation may be refused, at the
sole discretion of the Board of Directors, with no
reason being given. A reservation for a Business or
For-Profit event may be cancelled, at the sole
discretion of the Board of Directors, with no reason
being given. A reserved event may be terminated during
its execution if, in the judgment of a Member of the
Board of Directors, it poses a threat of harm or
danger to property, other Members or their guests, or
loss of quiet enjoyment by other Members of the HSR
community.

Use of the Facilities is at your own
risk.
Pool Rules (see following Section) apply. Hidden Springs
Ranch is not responsible for damage, loss or theft of
personal property.

No guests, invitees, agents or employees
of Member may enter any Community Facilities for a
reserved event unless the Member is present; the
Member, or a resident of the member's household who is
as least eighteen (18) years of age, must be present
at all times during the event.

Member is responsible for the conduct of
their guests, agents and employees.
-
No event (including clean-up time) may
continue past 10:00 PM.
-
Offensive language, loud and obnoxious
noise and conduct, loud music, and climbing the fence
are not permitted in the Community Facilities
area.

No alcoholic beverages are permitted by
law to be sold at any Community Facility. Members may
furnish alcoholic beverages, but persons under the age
of twenty-one (21) may not consume such
beverages.
-
Parking is permitted only in designated
areas.
-
All trash generated from Member
scheduled events must be removed from the event
area. Common area
receptacles
are not to be used for the purpose of disposing of
event trash.
Trash must be taken home and deposited in
appropriate receptacles.
-
Hidden Springs Ranch residents and their
guests shall not conduct any kind of solicitation to
current HSR resident using the HSR
facilities.
-
You must have the Pavilion (including
bathrooms) cleaned and all party items removed before the
end of your reservation time.
-
Hidden Springs Ranch resident with
pending or active violation/fine can not reserve the
Pavilion.

RULES VIOLATIONS MAY RESULT IN LOSS OF
PAVILION RESERVATION AND POOL
PRIVILEGES. |
