Important News

Please remember to install the reflective house number signs that were given to all homeowners.  These number signs are crucial in the event emergency services need to find your home.  The target date to have all of them installed is Sunday, October 28th, 2007.  If you're not sure how to install, please go to our website at www.dshiddenspringsranch.com or click on the link in our quick-links section as instructions on how to install have been posted there.  You may also call the main number at 858-0853 if you need help installing them.

Here's a couple of pictures
taken one warm Saturday morning at the front entrance of Hidden Springs.  It's our hard-working volunteer team lead by Tim Tyree who came out to lend a hand in August to spruce up the neighborhood.  We hope to see more of you at the next planned Volunteer Day.  We are all busy so please make the time in your schedule to help spruce up Hidden Springs.  It's also a great way to meet some of your friendly neighbors!!

Membership Now Open for the NEW Dripping Springs Women's Club! 
 
Women who live and work here in Dripping Springs are invited to join a new organization to meet, interact and enjoy programs and activities of interest.  Scheduled kick-off will be on Wednesday, October 17th @ 11.30am for lunch and informational program at the Terrace Club, Highway 290 East.  Reservations are required and must be received by October 12th.  Email womenofds@yahoo.com

Dear Resident,
I hope you enjoyed the first edition of our neighborhood newsletter and I'm excited to share our Fall edition with you.  It's been a busy summer for those of us who serve on the Board and I hope you have had a chance to see the improvements that have been made around the sub-division.  Many thanks to all who helped join in on Volunteer Day; the front entrance is looking manicured once again, the pond sparkling, the pool area shrubs nicely trimmed and the pavilion electrical outlets are working. 
 
On behalf of all the residents of Hidden Springs Ranch, please join me in offering a heartfelt thanks to Brett Pasquarella for calling in a favor with Austin Engineering Company to install culverts under the jogging trail located in the field by the creek.  The underground springs that created excess wetness in the area has now been diverted into the creek and the area is dry and the long grass has been cut.  What a huge difference this has made and the trail is once again passable!  Thank you Brett for helping to save the Association a great deal of money on this worthwhile project.
 
Don't forget to put a note on your calendars to be a part of our neighborhood garage sale and get the word out to your friends and neighbors.  We're looking forward to a very successful event. 
 
I would like to draw your attention to the section in the newsletter concerning enforcement of the Association's Covenants, Conditions and Restrictions (CCRs) and Bylaws.  The Board approved a new violation policy that will be going into immediate effect.  It is important that we all pay very close attention to the guidelines as set forth in the CCRs and Bylaws regarding our properties appearance and upkeep.  It is in everyone's best interest to comply with the rules and avoid the penalties that come with non-compliance.   
 
Please keep in mind that we are a self-managed Association and your willingness to participate in HOA activities is key to our success.  As always, ideas and suggestions for improvements are always welcomed. 
 
In closing, I do hope you have a very safe and happy Halloween.  Our neighborhood gets lots of visitors at this time because parents feel this is a safe place to go trick and treating so stock up on that candy!

CCR and Bylaws Violation Policy Enacted

The HOA Board of Directors, specifically the Architectural Control Committee (ACC), is responsible for administration and enforcement of the Association Covenants, Conditions and Restrictions (CCR) and Bylaws for Hidden Springs Ranch.    

 

Each homeowner is given copies of the CCRs and Bylaws at the legal closing of their home.  Over the last several years, efforts have been made to ensure that the homeowners are familiar with their responsibilities to their neighbors and the community. 

 

In most instances, CCR violation notices have been met with timely corrective actions by the homeowner, but unfortunately such a response has not always been the case.  Some serious violations of association restrictions have continued for extended periods of time.   To improve compliance with the association CCRs, the Board of Directors has approved a CCR Enforcement Policy.     

 

The new policy states that when a homeowner is in violation of the community restrictions and when the homeowner is unresponsive in addressing the violations, the Board has the authority to remedy the situation as follows: 

 

First Violation

A courtesy letter stating the specific violation and requesting correction within a 30 day period

Second Violation

$50.00 fine with a 15 day corrective period

Third Violation

$75.00 fine with a 15 day corrective period

Subsequent Violations

$100.00 fine each 15 days until corrected

 
Unpaid amounts may result in a lien being filed on the residence in violation.  Fees associated with filing a lien will be charged to the homeowners' account.

A late fee of $15.00 per month will be assessed on fines not paid within 30 days.

The homeowner has 30 days to respond and/or correct the violation after the initial violation letter.  To discuss specific correction actions or appeal the violation, the homeowner should respond in writing to the HOA.     A response from the homeowner is the best course of action.   You will find the ACC willing to discuss solutions that are in the best interest of the community while taking personal situations into account.

Don't Forget - Neighborhood Garage Sale, October 13th

Our 2nd Annual Neighborhood Garage sale is fast approaching and is scheduled for next Saturday, October 13th starting at 8am.
 
Signs will be placed at the intersections of 290/Old Highway 290 and other spots around the area advertising our event as well as in the newspaper.
 
So start cleaning out those closets and garages and let's make this a worthwhile event for all.  Make sure you clearly identify you are part of the garage sale to the cars that drive by - flamingos work well, colorful banners, any bright signs.
 
Plan to have your items for sale out in clear view on your driveway by 8am Saturday morning so prospective customers can see you are part of this Neighborhood Event.
